Alterations to a Council Property

As a council tenant, you have the right to carry out improvements to your home, at your own expense, providing you ask permission first.

 

Permission will usually be granted, provided that the improvements do not adversely affect anyone else. On occasions we may apply certain conditions to the approval such as you must maintain the improvement at your own expense or you must reinstate the property to its original form if you terminate your tenancy.

 

When you receive written permission from us you can start work on the proposed improvements. An Officer of the Council will normally visit during or after the work to make sure that it is all as agreed.

 

Please remember that some improvements may need building regulation approval and/or planning permission, before you commence. It will be your own responsibility to ascertain if this is the case and to make all necessary applications though we will advise as best we can. You will be responsible for paying the cost of obtaining any necessary permission.

 

You must ensure that the work is carried out by a competent person and completed to a good standard.

 

Minor improvements such as redecoration, carpeting / laminate flooring, tiling to kitchens / bathrooms, etc, does not generally require our permission beforehand but you must still ensure that the work is undertaken properly. If in any doubt please contact your Bron Afon Area Housing Office| or any of the Customer Care Centres| for advice.

 

Where you have received our written consent to undertake works of improvement to your property, you may be eligible for compensation should you leave the property and leave the improvement for use as an asset to Torfaen Housing Services. Who is the service for?

The service is available to all council tenants and leaseholders of former council flats.

How do I access the Service?

Requests for permission to carry out improvements must be in writing addressed to your Bron Afon Area Housing Office|.

 

You may only proceed when you have received consent from us in writing.
