Site-Specific Development: Briefs and Frameworks

Introduction

The Forward Planning Team| produces development briefs and frameworks for specific sites in the County Borough that have been earmarked for future development in the planning process. These give certainty to local communities on how such sites will be developed, provide guidance for anyone looking to submit a planning application and help to bring these sites forward for development.

 

Development frameworks differ from briefs as they cover the principles of development for the overall site, often where there is a mix of uses, whilst a brief would discuss aspects in more detail for a smaller site where there is more certainty about the development requirements that are needed.

 

The Forward Planning Team| will produce briefs for all allocated non-strategic Local Development Plan| (LDP) sites and various Torfaen Local Plan| sites.

 

Development frameworks will be produced for all strategic LDP sites and major local plan sites including the British and Llanfrechfa Grange.

 

Both development frameworks and briefs will be adopted as Supplementary Planning Guidance (SPG) to the current development plan for Torfaen at the time of adoption. For further information on SPG please visit our SPG| webpage.

Information on current sites briefs and frameworks that have been produced is detailed below:

 

Torfaen Local Development Plan - Consultation on Llanfrechfa Grange Development Framework and Environmental Report for Specialist Critical Care Centre (SCCC) and Strategic Housing Site

Following initial consultation in July/August 2008 a revised Llanfrechfa Grange Development Framework| and associated Environmental Report for the Strategic Environmental Assessment (SEA) of the Llanfrechfa Grange Development Framework| have been produced and are now available for consultation.

 

The Development Framework establishes the broad form and structure of how the SCCC and major housing proposals are to be delivered at Llanfrechfa Grange and how these proposals are to be made accessible and integrated successfully with the existing community.

 

The Development Brief is a strategic document only and does not show the detailed design of the proposals.

 

The Development Framework will be available for public consultation for 28 days from Tuesday 14th October to Wednesday 12th November 2008.  Any comments on the Framework or environmental reportshould be made for the attention of Robert Murray, Principal Planning Officer, County Hall, Cwmbran NP44 2WN.

Trevethin Community School Development Brief

 

Front cover of the Trevethin Community School Development BriefThe Trevethin Community School Development Brief| has been prepared in order to inform potential developers of the requirements that the Council expects to be met with any future planning applications to develop the Trevethin School site for residential use. The brief is also intended to help bring the site forward for residential development and provide certainty and clarity to both local residents and developers in this process.

 

This development brief was formally adopted by Council on the 29th of July 2008 as SPG to the current development plan and is available to download here.
