Building Control

The Building Control Section deal with all building regulations applications, entertainment licensing, access for the disabled and street naming and numbering.

 

Building Regulations Submissions

 

A submission made in accordance with Building Regulations is a separate matter to any application made under the Town and Country Planning Act. Most building operations require approval under the provisions of the Building Regulations ("building" for the purpose of the Regulations is defined in the Building Act 1984).

 

Works which would normally require approval may include internal structural alterations, i.e. "change of use". Information relating to exemptions is contained within the Building Regulations. It is recommended that in all cases, any person intending to carry out a building operation clarifies whether a Building Regulation submission is required.

 

Legal Liability

 

Any person who contravenes Building Regulations may be the subject of the Local Authority serving the necessary notices to ensure compliance with the Regulations. A fine may also be instigated.

 

Building Regulations Applications (Full Plans)

 

Any person who requires a formal approval from the Local Authority is required to submit the following:

 

  • Two completed application forms (obtainable from Planning & Public Protection Services)
  • A plan to scale of not less than 1:1250 showing:
    • The size and position of the building as extended and its relationship to adjoining boundaries.
    • The boundaries of the curtilage of the building or the building as per its extended size, and position and use of every other building or proposed building within the curtilage.
    • The width and position of any street on or within the boundaries of the curtilage of the building as extended.
  • Two copies of plans are necessary to show that the work to be carried out complies with building regulations. It is recommended that the plans and sections are drawn to a scale of not less than 1:100.
  • A further two copies may be required for buildings that are subject to the Regulatory Reform (Fire Safety) Order 2005 (i.e. All buildings other than dwelling houses).

Building Notices

 

A person who intends to build may, alternatively, submit a Building Notice. However, a Building Notice may not be deposited where the work relates to a building subject to the Regulatory Reform (Fire Safety) Order 2005.

 

Health and Safety Executive
